Skylight Curbs
Old skylights leak at the curb flashing and frame sealant long before the dome cracks. New flashing set higher stops them.
Carter County · State Permits
As an Olive Hill commercial roofing contractor, we replace and repair roofs on state permits and flash every skylight, hatch, and unit curb.

State Permits

State paperwork comes first for an Olive Hill commercial roofing contractor. Olive Hill commercial roof permits go to the Kentucky Department of Housing, Buildings and Construction. The Carter County sheet lists a local inspector whose coverage excludes Olive Hill.
Calling the Grayson-area inspector first sends the question to the wrong office, so we start with the state and also ask Olive Hill city hall about any city requirement. Both answers go in the job file.
Roof Conditions
Openings in the roof are the usual trouble spots on Olive Hill buildings.
Old skylights leak at the curb flashing and frame sealant long before the dome cracks. New flashing set higher stops them.
Hatches flashed too low take water over the curb in heavy rain. Reflashing above standing water fixes it.
Rooftop unit curbs with short base flashing let water in where it pools upslope. Extenders and new base flashing help.
Long leaks rust purlins, which then need repair before new panels go on. Repairs come before any new panel.
Older single-ply seams open at the edges and around drains. New laps or a new sheet replace them.
Drains that sit above the surrounding roof leave a ring of standing water. Lowering the drain or adding taper fixes it.
Benefits
An Olive Hill reroof with every opening flashed right stops the most common leaks.
Skylights, hatches, and curbs get flashing set well above standing water. Hatches and skylights stop dripping onto the floors and desks below them.
Filing with the state from the start avoids a second trip. The scope and the permit match, so the state file reflects the real work.
Deck and purlin repairs happen before new material covers them. New roofing never covers a weak deck.
Drains reset or lowered so water leaves instead of ringing them. Rings of standing water around the drain disappear after the next rain.
Hatches flashed like curbs, with guardrails where required, make maintenance trips safer and keep water out. Maintenance staff get a safer route from the hatch to each unit.

EPDM RoofingTaper and drain changes that end standing water. Drains are reset at the low points.
Flat RoofingTell us which opening drips and when. Most of these leaks are fixed at the curb flashing.
Process
The permit call and the structure check come before any new roofing.
We count every skylight, hatch, and curb, and check the deck or purlins from inside. We also note how water reaches each opening.
The scope goes to the state department, and city hall is asked about any city requirement. Both answers go in the job file.
Deck or purlin repairs are made as each section opens. Rusted purlins are replaced as panels come off.
Skylights, hatches, and unit curbs get new base flashing set well above standing water before the section closes. Each one is checked against standing water.
Every opening is flashed, the roof is walked, and both permit answers go in the job file. Photos record every opening.

Olive Hill
State-issued permits and roofs with many openings.
Permits
The Carter County sheet lists a local inspector whose coverage excludes Olive Hill, so commercial roof permits go to the state department.
Describe the roof area, system, tear-off or recover, repairs found, and any new openings.
City
Ask. City hall can say whether a requirement is tied to the address, and both answers go in the job file.
Skylights
Often. Replacing a worn skylight while the roof is open costs less than fixing it later through a new membrane. At minimum, the curb is reflashed higher.
Hatches
Like a curb: flashing up the sides well above standing water, terminated under the hatch frame, with guardrails added where required.
Purlins
They are repaired or replaced before new panels go on. We flag it in the scope so the permit describes it.
Metal
Yes. R-panel and standing seam roofs are replaced after purlins are checked and repaired. New closures, ridge cap, and trim go on with the panels.
The permit description includes any structural repairs so the state file matches the work.
Drains
The drain likely sits higher than the roof around it, or the insulation has compressed nearby. Lowering the drain or adding taper sends water into it instead of around it.
A new clamping ring and target patch seal the drain to the new membrane.
Send the address and a count of skylights, hatches, and units. We take it from there.
